Site Development Potential
The Urban Design group explored the development potential and to provide design direction for the block bounded by James Street North to the east, Park Street to the west, Vine Street to the south, and Cannon Street to the north.
In this study, existing buildings with heritage merit along James Street North are to be retained. The block is zoned commercial at ground level, and mixed used/residential at the upper levels.
The James Street North portion of the block conforms to the Downtown Heritage Character Zone Design Guidelines, and the overall development options are explored within the framework of the Downtown Secondary Plan.
