Industrial
Industrial Zones There are a total of five (5) new Industrial Zones that are broken down into two main categories: Business Park Zones (M2 to M4 Zones) and Industrial Land Zones (M5 and M6 Zones).

As part of the Industrial Zone project, some properties are also being zoned with our Open Space and Parks Zones. In general, properties which have a Conservation/Hazard Land (P5) Zone applied to it contain a natural feature that has been identified by the respective Conservation Authority as requiring protection (i.e. steep slope, stream).
Please note: the new Industrial Zones are not being applied to the Airport Employment Growth District (AEGD) or the Hamilton Port Authority lands, as these areas will be subject of separate processes.
Employment Area - Business Park Zones

High Urban Design standards create a prestige employment area and promote a pedestrian-friendly environment |

Applies to the interior of Business Parks, excluding WHID and Red Hill Business Park |
| • |
Permits a broad range of employment uses, including some heavy industrial activity |
| • |
Minimum Urban Design standards apply |

| M3 - Prestige Business Park Zone (By-law 10-182, June 28, 2011) |

Applies to the exterior of Business Parks that front an Expressway (QEW) or a major arterial road (i.e. Barton Street in Stoney Creek) and the entire Red Hill Business Park |

Focus is on Light Industrial and Research & Development uses and permits Office uses to foster development of a prestige employment area |
| • |
High Urban Design standards include enhanced planting strips |
| • |
Restrictions are placed on the location and screening of outdoor storage, assembly and display |

| M4 - Business Park Support Zone (By-law 10-128, May 26, 2010) |

Applies to strategic locations at major intersections within a Business Park |
| • |
A range of Light Industrial and Research & Development uses are permitted and also includes uses designed to support employees and businesses of the park (i.e. permits a restaurant) |

Includes the same Regulations and Urban Design Standards as the M3 - Prestige Business Park Zone |

Applies to the interior of the City’s Bayfront Industrial Area |
| • |
Most permissive in types of permitted uses, including heavy Manufacturing, Salvage Yards and Warehousing |

Least restrictive of the zones in terms of Regulations |

| M6 - Light Industrial Zone (By-law 10-128, May 26, 2010) |
| • |
Applied as a transitional zone between the M5 Zone and lands zoned for Residential or Institutional Uses |

Permitted uses include Light Industrial uses, but also allows for supportive commercial uses that will contribute to the re-use of existing buildings or increased compatibility between Industrial operations and adjacent neighbourhood, and employment land |

Zone Regulations limit building height, setbacks and require landscaping and screening for outdoor storage and assembly |
