Institutional
An institutional use provides a service that helps a community. A use that helps a community may be a local elementary or high school, a local place of worship or a care home. The institutional zones in the new Zoning By-Law will sort institutional uses into three different zones. These three zones have been created to suit the different needs of a neighbourhood.
The uses in the Neighbourhood Institutional (I1), Community Institutional (I2) and the Major Institutional (I3) Zone have been separated based on the impact they would have on the surrounding community.

The Neighbourhood Institutional (I1) zone allows uses that you would see in your neighbourhood. These local uses have little impact on the surrounding residents and are used by those living near by. Some of the uses that would be allowed in the Neighbourhood Institutional zone are:

The Community Institutional (I2) zone allows larger uses that would have moderate impact on those living near by. People living outside of the area would also go to the institutional buildings. This zone would allow the same uses as the Neighbourhood Institutional zone but will also permit:

The Major Institutional (I3) zone allows those institutional uses that are used by the whole city. Included in the (I3) zone are uses such as:

- Elementary Schools
- Places of Worship
- Residential Dwellings
- Retirement Homes
- Residential Care Facility

- High Schools
- Emergency Shelter
|
|
- Long Term Care Facility
- University
- College
- Secondary School
- Hospital
|
In the new zones, a school site may be closed and sold and that land can be developed as residential dwellings. The new residences must be similiar to the houses that already exist in the neighbourhood.
