The property is a 4.7 acre parcel of municipal land that currently contains the YMCA and surface parking spaces. City Council declared a portion of the property to be surplus with the intent to secure a Long Term Care (LTC) provider to build and operate an LTC home on the property.
The property is currently zoned Institutional (I) Zone in the Former Township of Flamborough Zoning By-law No. 90-145-Z. Given the LTC is a permitted use, this site allows for timely delivery of units to respond to the high demand for LTC beds. To ensure timely delivery of units and to respond to the high demand for LTC beds, LTC occupancy rates sit at 98% or greater and at any given time, Hamilton can have a range of 1500 to 2000 patients on the Ontario Health at Home waitlist. The City is eager to support efforts to address the low LTC vacancy rate and long waitlists through the use of this municipal land that has been identified as an excellent LTC opportunity site.
